CAPABILITY 06 · ENERGY & SUSTAINABILITY UPGRADES

Energy & sustainability upgrades.

Retrofit works for existing buildings: insulation, HVAC-related builders' works, water-efficiency measures and upgrade packages that reduce operating cost.

Efficiency expressed in the owner's numbers, not adjectives.

Fig. 06 — Retrofit measures, building sectionA section through an existing building with retrofit measures marked on it. Four roof-mounted panels are set at a pitch above the roof line. The roof and both external walls carry a hatched insulation upgrade. Inside, a supply duct runs horizontally across the upper storey with builders' works openings, dropping to two diffusers whose airflow is shown by arrows. Dashed lines at each side indicate an added wall lining, and a replacement plant unit is drawn to the lower right. A standing note records that the measures are shown indicatively and that savings are stated only against a defined baseline and method. 04.6.1 · THE SCOPE

Upgrades as construction packages.

Each upgrade is a defined works package — insulation, builders' works supporting HVAC replacement, water-efficiency measures — scoped, procured and executed with the same engineering review and site discipline as any other NAMAH scope.

What the package covers.

  • 01

    Insulation upgrades

Roof, wall and soffit insulation improved as a defined works package, with the existing build-up opened up and confirmed before the specification is fixed.

  • 02

    HVAC builders’ works

Plinths, penetrations, access and making good around a plant replacement, sequenced so the mechanical contractor is never standing in front of a wall waiting for it to move.

  • 03

    Water-efficiency measures

Fittings, controls and distribution altered where the building allows it. Flow rates are specified from product data and recorded, so the change can be checked afterwards by somebody other than us.

  • 04

    Lighting replacement

Luminaires, controls and emergency provision replaced together. A lighting upgrade that leaves the switching alone returns a fraction of what the lamps were specified to give.

  • 05

    Envelope repair & sealing

Joints, seals, thresholds and abutments repaired so the fabric performs the way the plant already assumes it does. Air leakage is a construction defect before it is an energy cost.

  • 06

    Measurement & verification

Meters, logging points and the baseline method agreed before the works begin. Without a baseline there is no saving — there is only a number.

04.6.2 · THE WHOLE-LIFE DECISION

The decision inside this scope.

The case for a retrofit is written in the owner's numbers: energy and water measured against target, waste controlled during the works, and the specifications recorded so the saving can be verified in operation — not asserted in a brochure.

Principles applied

Measured against target
Energy and water, during the works and at commissioning.
Controlled during execution
Waste tracked and managed while the works are on site.
Recorded for operation
Specifications kept, so the saving can be verified afterwards.

04.6.3 · DELIVERY & RECORD

Measured during the works. Recorded at handover.

Resource and waste tracking during execution; energy and water specifications, testing and commissioning evidence assembled into the Green Project Pack the owner keeps.
